The ATRIUM at MIP
MIP multi-tenant building is the only remaining building that was part of the CAMCO manufacturing plant, that operated in Hamilton for more than fifty years. It has been incorporated into the development master plan for McMaster Innovation Park. The building foot print covers 39,200 sq ft. in area and is four storeys high plus a basement.
The front third of the building used to house the engineering offices for CAMCO, with the rest of the building being used for light manufacturing.
As part of the renovation efforts to incorporate this building in the new MIP concept, all existing mechanical and electrical systems have been removed and replaced with new energy efficient systems that include complete Building Automation Systems (BAS) to provide an excellent level of comfort to its occupants. All interior partitions have been removed to accommodate new offices and laboratories.
Also, in order to improve energy efficiency, the entire envelope of the building has been modified. Some of these modifications include a new high R value roof, the application of sprayed insulation on all exterior walls and the replacement of all old windows with new windows.
Three new elevators, including a large freight elevator, a 2800 sq ft. four-storey atrium with a skylight, and an advanced security system are some of the new features incorporated into the building.
Having a gross floor area of 185,000 sq ft., the building includes, in addition to standard leasable office areas, space intended for laboratory use, large conference rooms, meeting rooms, food concessions and fitness facilities complete with change rooms and showers.
The basement will include a limited number of parking spaces and some industrial use areas to be used by businesses that require some shop space.
In the near future, a multi-storey parking structure will be built on the east side of the building and physical connections will exist with the hotel that will be developed to the north and Canmet to the south.
UPDATE- September '09: Renovations are complete and tenants have filled over 80% of the building with more to come before the end of the year. McMaster Innovation Park has over 250 people working in the building. There is a good representation of private and public sector tenants.
